Historic Dilworth, Charlotte’s First Suburb

Known for both its history and new development, Dilworth started as the city’s first streetcar suburb and today is one of its most vibrant neighborhoods. Located southwest of the original city limit, Dilworth is east of South Boulevard, from Morehead Street to Ideal Way. It’s also adjacent to SouthEnd and numerous transit stops along the light-rail corridor.
The city’s first streetcar suburb was named for Edward Dilworth Latta, who came to Charlotte to establish a men’s clothing store. Later, he led local businessmen in assembling the land for Dilworth and extending the electric streetcar to the countryside. Along with the launch of Dilworth in May 1891, the businessmen also opened Latta Park, a 90-acre amusement park.
Plaza-Midwood, New Urbanism Vibe

In the early 1900s, Plaza-Midwood grew from several developments that were started by various interests. But challenges slowed its growth. In Dilworth and Elizabeth, bridges were built to carry the trolley over or under railroad tracks. But Plaza-Midwood commuters didn’t have a bridge, and a busy track at Central Avenue meant frequent waits. Plaza-Midwood residents also had to transfer to a separate streetcar line that was battery powered, unlike the electric lines that served the other neighborhoods.

Sales figures for the month of April reflect a continuation of the market trends that we experienced through the first quarter of this year.
(Statics for entire CMLS residential sales for the period 4/5/09 through 5/5/09)
Although closings are up 6% from March, overall closings are still down 26% when compare to the same period a year ago. The average sold price increased 5% from the previouis month, but decreased 10% compared to April, 2008.
Active listings also have increased by 618 units, or 2.2% from March, an indication that the buyer’s market that we have been in since recent memory continues.
There are plenty of great opportunities out there for the savvy buyer. An increase in foreclosures and short sales are keeping the bargain hunters and buyer’s agents busy. The current market situation should remain in place well into the summer, or until the housing industry gets the stimulus needed to jump start our segment of the economy.

Bradfield Farms, Great Starter Home Community

The community of Bradfield Farms lies 17 miles east of uptown Charlotte in an unincorporated part of Mecklenburg County adjoining Cabarrus County. The main entrance to this neighborhood of nearly 1000 single family homes is on Reedy Creek Road where it crosses Harrisburg Road, next to the I-485 interchange there. Houses were built here between 1989 and 1999 – primarily by Centex Homes, but other quality builders, John Crosland, K. Hovnanian Homes, Torrey Homes, and Fortis Homes, each built a section as well. There are a number of resale houses available in the mid to high $100,000’s and range from 1400 to 2500 square feet.
